on the acquisition and disposition of single tenant, triple
net leased (NNN) retail properties in Florida and the entire
United States for clients needing to facilitate a 1031 “like
kind” exchange.
NNN-1031-properties.com was founded by
Scott Brookover and is a marketing arm of People’s Choice
Realty Services, LLC, a full service real estate company based
in Tampa, Florida and is owned by C.B. Williams – Broker.
Uniquely Different
A background in Development. Scott began his
career working for two (2) of the largest drug store developers
in the country. Starting out in site acquisition/selection
within the development department for the first half of his
real estate career and then moving into the disposition of
surplus property and the sale of these drugstores to 1031
investors. Both sides of the business allowed Scott to develop
relationships with investment brokers nationwide, developers
and real estate mangers of our national and regional tenants.
Understanding the dynamics of what makes a piece
of real estate more valuable than another can’t be solely
determined by real estate investment analysis software. The
strength of the tenant, CAP Rate and lease terms are all important
considerations but…
What if the Tenant Vacates (Goes Dark)?
Hopefully this won’t happen but
it is always a good idea to examine the possibility. There
are two (2) considerations to examine.
- Existing Building – With some possible minor modifications,
who are the potential users and their needs? (i.e. parking,
ingress/egress, signage, square footage, etc.) What do they
typically pay?
- Redevelopment – Basically the same as above but
when a property is redeveloped it has to meet current codes.
Having an understanding of development is of great benefit
in this instance.
